Owners, Tenants Talk University Square

Representatives from UNC, Cousins Development Group, and Elkus Manfredi Architects hosted a public listening session yesterday to gather ideas about the future of University Square.

David Manfredi, of Elkus Manfredi Architects, says community input will be crucial to the success of the 123 West Franklin Street redevelopment.

The 12 acre property, which houses University Square and Granville Towers, was purchased by the UNC Foundation earlier this year. The complex includes retail and office space, as well as housing for approximately 1,300 students.

Yesterday, about 75 commercial and residential tenants came out to share ideas for the site’s redevelopment. Gordon Merklein, executive director of real estate development for UNC, says although planning is still in the early stages, he expects the final mixed-use project will offer greater parking and be located closer to Franklin Street.

The redevelopment group will host listening sessions throughout the winter, with a goal of presenting a plan to the Chapel Hill Town Council in early spring. Construction will take place in phases, and is expected to take 4 years. Merklein says the partners will work with all current tenants to ease the transition to new facilities.

David Manfredi says the location of University Square offers a unique opportunity to showcase the relationship between town and gown.

The partners will host another public meeting in January to present ideas to the community.
